A leaking roof rarely fixes itself, and patching the wrong spot wastes money. The key is finding the true source — water often travels far from where it finally drips. Here are the seven causes we see most across Doha and Qatar.
1. Failed or aged waterproofing membrane. Old bitumen or coatings crack and lose elasticity under UV and heat. Fix: overlay with a UV-stable SR Coat membrane after preparation.
2. AC condensate & drainage. Constant condensate water and blocked outlets cause ponding that seeps through hairline cracks. Fix: correct drainage + seamless re-coating.
3. Cracked screed or concrete. Thermal movement opens cracks. Fix: crack treatment + a crack-bridging membrane like SR Coat PU.
4. Pipe & duct penetrations. The most common leak points. Fix: detailing with reinforcement mesh and SR Quikseal.
5. Parapet & upstand junctions. Where the roof meets walls is often under-treated. Fix: reinforced upstand waterproofing.
6. Water-tank overflow. Roof tanks overflowing onto the slab. Fix: tank waterproofing + overflow correction.
7. Gutters & metal roofs. Corroded seams and gutters on metal roofs. Fix: moisture-tolerant SR Coat MTX over seams and gutters.
