"How much does waterproofing cost?" is the first question almost every property owner in Qatar asks — and the honest answer is: it depends on what you're protecting and the condition it's in. Anyone who quotes a flat price without seeing the site is guessing. Below is what actually drives the cost, so you can budget realistically and compare quotes fairly.
1. Area (m²). The single biggest driver. A small bathroom is very different from a 400 m² roof. Larger areas usually cost less per square metre because mobilisation and setup are spread across more work.
2. Substrate condition. Sound, clean concrete is quick to prepare. Cracked, contaminated or previously failed surfaces need repair, grinding and priming first — which adds labour and materials.
3. The system specified. A simple cementitious coating (SR Flex) costs differently from a high-performance polyurethane membrane (SR Coat PU) or a reinforced, multi-coat hybrid urethane system. The right choice depends on the structure, not just the budget.
4. Access and complexity. Lots of pipe penetrations, upstands, corners, planters or hard-to-reach areas take more time and detailing than a flat, open slab.
5. Protection & finish. Will the membrane be tiled over, screeded, or left exposed and trafficked? A protective screed, tiling or a deck coating (SF Deck) adds to the scope.
The biggest hidden cost in Qatar isn't the waterproofing — it's re-doing a cheap job that failed. A failed wet-area membrane can mean ripping out tiles, repairing the slab and the ceiling below, then re-waterproofing anyway.
