A square-metre comparison is useful only when the quoted work has the same boundaries. Measure the broad field area separately from upstands, corners and details. A small bathroom can have more interrupted edges relative to its floor area than a large open roof. Preparation and reinstatement can dominate a repair. Ask whether the rate includes removal, disposal, substrate repair, primer, membrane, protection and the final finish.
Compare access and enabling work
Check how materials reach the surface and whether equipment, tiles or fixtures must be removed. Work in an occupied property may require phased access and temporary protection. A tank or pool may need drainage and isolation arranged by the responsible trade. These items should be visible in the quotation rather than assumed to be included in a coating rate.
Ask for an itemised scope
List the proposed product and system build-up, repair boundary, preparation method, detail treatment and inspection stages. Request the basis for quantities and how additional work will be agreed if concealed defects are found. Compare exclusions across proposals. An application-only figure and a complete refurbishment figure describe different purchases.
